Summerland is a small community just south of Montecito, about 5 miles on the freeway from downtown Santa Barbara. The homes are mostly on a hillside overlooking the Pacific Ocean. Originally subdivided as oil lease lots in the late 19th century, the properties are small and close together. Many of the eclectic homes and cottages were built or re-built in the last 20 years, and prices are more reasonable than its Montecito neighbor. Home prices in Summerland range from just under $1M up to $3M. There is also a vibrant downtown commercial avenue at the bottom of the hill, featuring antique stores, boutiques, and restaurants.
